40 Year Roof
No one likes to replace a roof more often than necessary. It uses up resources (including your money!) and the old roofing usually ends up in a landfill. A 30-year roof is good looking, durable and has an efficient lifecycle cost.


Advanced Framing-Ceiling
Heat rises. The sun heats from above. Both are reasons why extra efforts to insulate ceiling areas pay big dividends. Ceiling insulation is also quite economical. In this home Energy heels of 6" on trusses allow added insulation over the top plate, The point at which typical roof rafters connect with the top plate of the exterior wall leaves little room for the full depth of attic insulation, creating compressed insulation and reduced performance. A raised heel truss, or "energy heel," raises the truss at that point (at least 6 inches) to allow the insulation enough room to produce its full R-value at this critical location.


Advanced Framing-Insulated Headers:
The headers (beams) over doors and windows have typically been a point of increased heat loss because they were made from laminated framing timbers with no insulation. The simple technique used for this home laminates a layer of rigid foam between 2X s where structurally possible to create insulated headers. This reduces heat transfer to keep the home warmer in winter and cooler in summer.

Build Tight, Ventilate Right
"Build tight and ventilate right" is an approach important both to the homeowners' comfort and to reducing the cost of heating and cooling. It's an approach that also sets the stage for improving indoor air quality. Proper framing techniques, improved insulation and sealing systems eliminate construction voids preventing air leakage and draft. A thermally efficient, airtight envelope and super-insulated walls and ceiling minimize heat loss in winter, and heat gain in summer. One of the cost advantages of this home is that it doesn't require expensive air conditioning to remain comfortable in the summer months and at the same time significantly reduces heating costs in the winter.


Ceramic Tile Flooring
The flooring and countertops chosen for this home add a great deal of style, beauty and ease-of-maintenance over the typical "non-green" choice. A "green" floor or counter top choice usually means a material that comes from recycled or renewable resources, or one that is not made with the kinds of synthetic materials that off-gas annoying or harmful compounds. Quite often this leads to simple, natural materials, such as stone or slate, or the beautiful ceramic tile you see in this home.


Detached Garage
A detached garage has many advantages. First is air quality. Because it is a separate building, emission from your car (and shop) are separated from living spaces. Also, there is no heat loss from the living spaces when you open the garage door.

Drought tolerant landscaping
Beautiful and natural is the inspiration for landscaping throughout High Point. The topsoils were amended with an addition of compost and organic materials. Drought-tolerant native plant species thrive in the local climate and tend to be more pest and disease resistant. The result is a garden that uses less water, has reduced maintenance and weeding required, and the naturally improved soils produce healthy, vibrant plant growth without the use of chemical amendments and pesticides. Using natural mulches and compost also creates a market for the recycling of yard and land clearing wastes, which keeps them out of landfills.

Trees Protected
One of the many features that makes High Point such a special neighborhood are the legacy trees that have been preserved during reconstruction. As Devland, Inc. created these homes special care was taken to protect existing trees as well as to use erosion control measures to help prevent soil from washing away.
